The City of Johnston will soon become home to a 76-room, GrandStay hotel on the south edge of the Johnston Town Center. On Monday, October 3rd, the Johnston City Council approved selling property at 6215 Merle Hay Road to Douglas A. Carlson Development Inc. and Johnston Hospitality LLC for $183,400, along with the requirement the developer will construct the 100+ stall public parking lot south of the hotel. Construction is anticipated to begin this fall and continue through the winter, with construction completed by fall 2023, barring supply chain hiccups.
The four-story 48,000-square-foot GrandStay hotel is expected to have an assessed value of $6 to7 million. The GrandStay hotel will offer twelve extended stay rooms along with a variety of typical room types. Additional amenities include an indoor pool, conference area, and a breakfast/bar area with a patio overlooking The Yard.
The council also approved a development agreement for the property. The hotel development agreement includes the developer’s participation in maintenance costs for the Town Center common areas and a $1,000 a month contribution towards Town Center entertainment operations including, concerts, ice skating and other activities. In turn, the City of Johnston will provide a 10-year, 75% rebate on incremental property taxes generated by the project based on the applicable assessed value and Tax Increment Financing (TIF) tax rate.
Construction of two other commercial buildings in the Town Center continues to progress. The building currently under construction facing west, or Merle Hay Road, will house Backpocket Pin & Pixel, The Cork 50131, and Blue Bean Coffee Sponsored by REMAX Concepts, with the first tenant targeting an early January opening. While the building facing the south, or NW 62nd Avenue, has not announced full occupancy, it will house Athletico Physical Therapy and the current plans are to build out the western section as restaurant space that can accommodate a large rooftop patio above it.
